In 2022, one of Canada’s largest residential REITs began transitioning from the traditional live-in superintendent model to a more flexible Mobile Maintenance workforce, with Ottawa among the first markets to adopt the approach. Managing a Canadian portfolio of more than 45,000 apartment suites and townhomes required a scalable system capable of supporting work orders, unit repairs, common-area maintenance, turnovers, emergencies and preventive maintenance. RPM provided trained, compliant and multi-skilled mobile technicians who could be deployed according to each property’s changing service requirements.
Since implementation, completed and documented maintenance work has increased by more than 300%, while the time required to complete work tickets has decreased. Tenant satisfaction has also reached record levels. By using RPM as its maintenance workforce, the client reduced the HR and administrative costs associated with employing on-site superintendents, including recruitment, training, scheduling, absences and turnover.
RPM also assumed responsibility for maintaining the tools, materials and service inventory required by its technicians.
